The concerns of property owners are justified.<\/p>\n<p>We would like to present you with a story from practice. N\u00e1jomcovia sp\u00f4sobili majite\u013eom bytov finan\u010dn\u00fa \u0161kodu (dlh na n\u00e1jomnom) a tie\u017e \u0161kodu na majetku (n\u00e1jomcovia ukradli cel\u00e9 zariadenie bytu a na mieste nechali cudzie bezcenn\u00e9 a po\u0161koden\u00e9 kusy n\u00e1bytku). The picture on the left shows the apartment before the start of the lease, and the pictures on the right show the apartment in the state in which the tenants returned it. The tenants caused financial damage to the apartment owners (rent debt) and also property damage (the tenants stole the entire equipment of the apartment and left other people&#8217;s worthless and damaged pieces of furniture on the spot). Unfortunately, these cases happen quite often.<\/p>\n<p>Where did the error occur? Could it have been prevented? The answer is clear. Yes, it could have been prevented. The owners of the apartment (respectively, the management company that rented the apartment in the absence of the owners) missed one important step before concluding the rental agreement &#8211; they did not check the future tenant. If they did, they would find the following facts:<\/p>\n<ul>\n<li>the amount of rent exceeded the income of the tenants<\/li>\n<li>the tenants were dependent on social benefits and had no demonstrable financial income from dependent or other activities<\/li>\n<li>the tenants had several entries in the insolvency registers due to several foreclosures<\/li>\n<\/ul>\n<p>In these cases, prevention is most important.
